Investment Designer: an investment programme through the lens of strategic thinking
Investing in real estate isn't just about buying four walls.
Today's most profitable property markets call for strategic thinking that combines financial literacy with aesthetic and functional judgement. Buyers and tenants are no longer looking for somewhere to live, but for a way to live well. This course is your chance to move from being a buyer to being a strategic investor: stop valuing a property by the price per square metre and start seeing its potential, so your decisions become smarter, better grounded and more profitable.
The main goal of this programme
To give participants methods for assessing, transforming and increasing the returns on any real estate investment. On one hand, we'll focus on the potential of the property being acquired, using the fundamental principles of design. On the other, we'll go through every necessary stage, from correctly choosing the designer, the construction company and the companies involved in delivering the project (at least 25), to controlling budget, timelines and, above all, quality.

Module No. 1
The key aspects of investing in real estate: a) location and common areas; b) natural light and windows; c) ceiling height; d) the potential to reduce corridors; e) the routing of shared building services. These are the five key points to consider before buying a property. At this stage, the property must be analysed together with the specialist who will oversee the project, in order to determine its investment potential.
Module No. 2
Learning the design algorithm that breaks the design and delivery process into five parts: 1) concept; 2) budget definition; 3) technical drawings; 4) construction management; 5) fit-out management. By mastering the algorithm, you'll easily identify the specialist who will manage the design and delivery phases (construction/fit-out) as well as the legal side, while continuously tracking finances, timelines and quality.
Module No. 3
Cost analysis across every line item. Assessment of possible investment levels and comparison of this data with potential profitability figures to gain a clear picture of both the initial investment and the potential capital gain on a future sale of the property. This lets you consider every possible scenario in advance and choose the most suitable option.
Result
By the end of this programme you'll acquire the mindset and practical tools that set you apart from the crowd of casual investors. After Module 1, you'll avoid buying “duds” and confidently spot undervalued opportunities. With Module 2, you'll plan targeted actions that exponentially increase a property's appeal and market value while optimising your budget. With Module 3, you'll become a “Real Estate Investment Expert”. A certified “investment designer” can not only choose the right asset but create value through informed decisions, personally overseeing every stage of the renovation.

Module 1: Proactive pre-purchase analysis
Aim: to develop the trained eye to identify and assess a property's hidden potential BEFORE buying it
- The investment designer's mindset. A property's potential.
- Location and its impact on value. Analysis. Valuation.
- The spatial foundation: light and volume.
- Anatomy of the layout: efficiency and the technical feasibility of remodelling.
- Analysis and final assessment of a property's potential
Module 2: Communication and management
Aim: to master a system for controlling the entire transformation process and managing contractors, timelines, budget and quality
- The project workflow algorithm.
- The project triad: concept, budget, drawings
- Delivery: construction and fit-out. Coordination.
- The strategic choice of partners. Criteria for choosing a designer and contractors. Legal nuances.
- The control system: deadlines, budget, quality
Module 3: Financial modelling and exit strategy
Aim: to quantify the investment, model financial scenarios and define an exit strategy to increase profit
- A statistical estimate of the turnkey execution budget
- Building a baseline financial scenario. Estimating profit
- Analysis of the financial model's robustness. Defining the optimal scenario.
- Go-to-market strategy: sale and rental
- A detailed analysis of real case studies.
