The main difference is the starting condition of the unit. A new-build has no old wiring to rip out, no history of leaks or someone else's alterations — but it does have developer restrictions on layout changes and warranty obligations that a careless intervention can void. The second difference: the building is still settling — the structure can shift in its first years of use, and that directly affects the choice of finishing materials, since not every surface tolerates hairline cracks at the joints without it showing.

Handover inspection: where the renovation actually starts

Renovating a new-build from scratch doesn't start with demolition or a design — it starts with the handover certificate. At this stage you record the geometry of the walls and floors, whether the ventilation works, whether the risers leak, and whether the glazing matches the promised specification. Any defect not logged before signing becomes the owner's problem, not the developer's — what should have been fixed under warranty now gets fixed at the owner's expense. New-builds are sold at different stages of readiness: "bare shell" usually means screed and plastering with no finish coatings, "pre-finish" adds levelling layers under the final finish, and "finished" means a move-in-ready unit with the developer's own finishing, which many owners redo anyway to match their own design. This doesn't change the total sum so much as the structure of the budget: with a bare shell, the estimate covers every type of work, from screed to final coatings; with a pre-finish, a chunk of the labour-heavy, messy stages is already done. Design and layout: why it can't wait in a new-build

In a new-build, the design stage matters even more, because layout changes are regulated more tightly than in resale housing: load-bearing structures, ventilation ducts and wet-zone locations are often fixed by the building's technical passport, and the developer explicitly bans moving them. The layout has to be checked against these restrictions from the start, not after materials have already been bought for a different wall configuration. Utilities in a new-build: what can and can't change

What can't be moved are the risers, ventilation shafts and the point where utilities enter the unit — that's not about convenience, it's about the safety and function of the whole building's systems. Demolition and rough-in when finishing from scratch

If the unit was handed over unfinished, there's nothing to demolish in the usual sense — the rough-in stage here becomes preparation: levelling the screed, adding waterproofing to wet zones where needed, plastering and prepping walls for the finish. This is also the stage where the new electrical and plumbing layout gets laid, based on the new design rather than the developer's markup. Finishing with the building's settling in mind

Finish materials in a new building are chosen with an allowance for structural settling: rigid materials with no margin for joint movement risk cracking in the first seasons of use.
